Lilburn, Get your Pic on…

Exceptionalism

There are a lot of real estate agents.  The NAR reports over 1.2 million members, and the Atlanta area alone has more than 40,000.  It is hard to NOT know a real estate agent.  Regardless of where I go and who I talk with, they know an agent.  Today at the cell phone store, the clerk helping me has an agent for a Mother-in-Law.  There are three in my small neighborhood.  There are at least two at my son’s pre-school.

The fact is that is is hard to turn around without bumping into one of us.

Ok, it really doesn’t have anything to do with concrete (rebar). It actually doesn’t have anything to do with drinking, either (bar camp). Instead, it is about peer-to-peer technology education. Blogging, social networking, video, listing search technologies and better utilization of market data were some of the covered subjects.

But Zillow says…

Well....if nobody wants to play Conkers with m...

I know… most sellers at some point take a look at the ‘Zestimate’ that Zillow produces for their property.  And there is almost always one of two reactions…

  • Those people are on crack, my house is worth way more than that” (if the Zestimate is lower than expected)
  • Wow, I didn’t know it was worth THAT much… Cool” (if the Zestimate comes in higher than expected)

March Gwinnett Market Report

It’s that time again… time to look back at the sales numbers for January and February in Gwinnett County real estate.

We live in interesting times.  Take a look at the slide show.

I think that the best news right now is the decrease in listings.  The number of new listings is down 31% from February of 2008.  And the number of listings on the market is down 16% from February of last year as well.

March through May will be very telling in regards to the near term future of the atlanta area and Gwinnett County real estate markets.  If the provisions of the stimulus package get buyers into the mood, we could see a recovery.  If not… then it will be late in the year if not next year.
