Wanna be a TV Star?
June 9th, 2009 Categories: For Buyers, For Sellers, Lilburn
HGTV is looking forsome buyers in the Atlanta area that are ready to get a deal done. They want fun and energetic buyers.
If you think this would be interesting, let me know. We can put in an application.
Also, if you selling a home and having trouble, there may be opportunities to have your home shown on HGTV along with some advice from their expert, Sabrina, on things you might do to help get it sold.
Shoot me a message if you are interested in either of these opportunities.

Lilburn, Get your Pic on…
June 2nd, 2009 Categories: For Sellers, Lilburn
I have done a couple of surveys of photos on listings in Lilburn, GA. It is pretty interesting to see how many pictures are included on local homes for sale. It is also a bit annoying… because there are still WAY too many homes that aren’t being represented well.
Here is some base data for listings in the last 30 days: Read the rest of this entry »

Exceptionalism
May 25th, 2009 Categories: For Buyers, For Sellers, Lilburn
There are a lot of real estate agents. The NAR reports over 1.2 million members, and the Atlanta area alone has more than 40,000. It is hard to NOT know a real estate agent. Regardless of where I go and who I talk with, they know an agent. Today at the cell phone store, the clerk helping me has an agent for a Mother-in-Law. There are three in my small neighborhood. There are at least two at my son’s pre-school.
The fact is that is is hard to turn around without bumping into one of us.
And there are agents that make it even worse. Read the rest of this entry »

REbarCamp…
May 17th, 2009 Categories: For Sellers
Ok, it really doesn’t have anything to do with concrete (rebar). It actually doesn’t have anything to do with drinking, either (bar camp). Instead, it is about peer-to-peer technology education. Blogging, social networking, video, listing search technologies and better utilization of market data were some of the covered subjects.
Why does this matter to consumers? (I’m secretly glad you asked…)

But Zillow says…
May 14th, 2009 Categories: For Buyers, For Sellers, Lilburn
I know… most sellers at some point take a look at the ‘Zestimate’ that Zillow produces for their property. And there is almost always one of two reactions…
- “Those people are on crack, my house is worth way more than that” (if the Zestimate is lower than expected)
- “Wow, I didn’t know it was worth THAT much… Cool” (if the Zestimate comes in higher than expected)
The bottom line is that Read the rest of this entry »

My House is Worth What?
May 9th, 2009 Categories: For Buyers, For Sellers

I can’t think of a question that I am asked more…
What is my home worth?
And there as many answers as there are times the question is asked. There are a lot of sources for the information… Read the rest of this entry »

March Gwinnett Market Report
March 9th, 2009 Categories: For Buyers, For Sellers, Lilburn
It’s that time again… time to look back at the sales numbers for January and February in Gwinnett County real estate.
We live in interesting times. Take a look at the slide show.
I think that the best news right now is the decrease in listings. The number of new listings is down 31% from February of 2008. And the number of listings on the market is down 16% from February of last year as well.
March through May will be very telling in regards to the near term future of the atlanta area and Gwinnett County real estate markets. If the provisions of the stimulus package get buyers into the mood, we could see a recovery. If not… then it will be late in the year if not next year.

Survey of Listings, III
February 21st, 2009 Categories: For Buyers, For Sellers, Lilburn
If you want to follow along, here are parts I and II.
Once again, I took a meandering walk through the new listings in Lilburn for the last 30days. As I wandered through, I was particularly looking for quantity of pictures and virtual tours. The reason I was concentrating on those items was all about research that EVERY real estate agent should be familiar with regarding buyer behavior. Read the rest of this entry »
