March Gwinnett Market Report

It’s that time again… time to look back at the sales numbers for January and February in Gwinnett County real estate.
We live in interesting times. Take a look at the slide show.
I think that the best news right now is the decrease in listings. The number of new listings is down 31% from February of 2008. And the number of listings on the market is down 16% from February of last year as well.
March through May will be very telling in regards to the near term future of the atlanta area and Gwinnett County real estate markets. If the provisions of the stimulus package get buyers into the mood, we could see a recovery. If not… then it will be late in the year if not next year.

Gwinnett Real Estate Town Hall Meeting… UPDATED

I posted a couple of weeks ago about Diamond Dwellings sponsoring a Town Hall meeting about real estate in Gwinnett County. Well… we have upgraded the status of the meeting.
It was just announced today that Lt. Governor Casey Cagle will be at the meeting. This is the first of a series of meetings in Gwinnett County to talk about real estate and the general economy in 2009.
Meeting details are available here. The meeting will be at Hamilton Mill on Tuesday, February 17th, from 6pm to 8pm.
Of course I will be there…

Thank you all…

It has been pretty busy here the last couple of days.
The AJC (Atlanta Journal – Constitution) did a feature on me
in the business section Sunday. The online version actually was visible on Friday, and I started getting emails and tweets and messages on FaceBook from folks around the country that know me through social networking.
On Saturday, word had gotten out, though FaceBook especially (I posted a link… after I got it from a vendor in Seattle) and my local friends started responding.
Sunday morning I woke up to several emails, some phone calls and more social network messages. And it has continued today.
I would like to thank everyone.
I have spent a good portion of the day looking at listings that sellers (and a few agents) have sent me from around Atlanta of their multi-car garage homes. I have kept a pretty close eye on Gwinnett County for a few years, but many of these were outside of my normal search parameters. And it is always fun to look…

I guess I do need to toot my horn… I can’t expect everyone to have seen it already. And I AM very pleased and flattered that Michael Pearson decided I would be a good subject.
More importantly, the reaction to the article has shown me the power of social networking and internet marketing and reputation management. My name travelled far and fast. As did the names of companies/networks I mentioned.
It is important to know that is being said in order to apologize, thank or correct the person saying it.

This is one that really chaps my hide. I understand it from the consumer perspective, but at the same time, it is still a giant misconception.
As a consumer, it is always a good idea to talk with a couple of agents before selecting the one to list with. But the purpose of the talk isn’t to see who promises the highest price… unless they are buying it themselves. The purpose is to find out about their marketing ability and how they are going to best present your home to get it sold.
But the burning question is…
