Buy a house, get $8,000…

It has been pretty well publicized, but I thought I would toss it out there again… There is an $8,000 tax credit available for ‘first time home buyers.’ Here are a few facts about the program…
- A First Time Home Buyer is defined as someone that hasn’t owned a home in the last three years.
- The Credit is good for 10% of the purchase price of a home (new or resale) up to $8,000.
- There is a phase out for people with a Modified Adjusted Gross Income of more that $75,000.
- There are several ways to recapture the tax credit NOW, even if you have already filed your 2008 taxes.
- It is good on purchases up until December 1st, 2009.
There is a lot of pretty easy to digest information available direct from the source, the IRS, available here.
If you qualify, this is a GREAT incentive to buy a home. Rates are ‘kick-butt’ low, inventories are strong… although I will be writing about that in the next day or two… and underwriting guidelines are tougher than a few years ago, but not impossible.

Chamber of Commerce day here in Lilburn

I just needed to rub it in a little if you aren’t here in Lilburn, GA. This is perfect weather.
The temp is in the low to mid 70s. There are puffy clouds lazily floating by… The humidity is under control. Even the pollen is only moderate (ok, it is high by national standards, but not bad for the Atlanta area).
I’ve been out running errands and getting work done around Lilburn all morning. It is enough to make me want to take a sawzall and cut the roof off of my truck… or at least finish building my Jeep.
If you are here in Lilburn or the Atlanta area… good for you. Enjoy it. If you are someplace else… we have room for you here. And we are hitting the best season of the year here in the Atlanta area… the spring bloom.
The azeleas are getting ready to come out. My pear tree is already blooming. Buds are out all over the place. In a couple of weeks, the landscape will explode with color. And everyones’ cars will turn yellow with pine pollen… but that is another story.

Lilburn Realtor Makes it to the National Blog Brawl!

The Virginia Association of Realtors® is hosting their 2nd National Blog Brawl. Lilburn Realtor®, Lane Bailey, has qualified and made it to the final 32 for the LaneBailey.com blog.
This is a bracketed, single elimination tournament for real estate blogs. The first round is 32 blogs from across the country, with each round eliminating half of the competing blogs.

March Gwinnett Market Report

It’s that time again… time to look back at the sales numbers for January and February in Gwinnett County real estate.
We live in interesting times. Take a look at the slide show.
I think that the best news right now is the decrease in listings. The number of new listings is down 31% from February of 2008. And the number of listings on the market is down 16% from February of last year as well.
March through May will be very telling in regards to the near term future of the atlanta area and Gwinnett County real estate markets. If the provisions of the stimulus package get buyers into the mood, we could see a recovery. If not… then it will be late in the year if not next year.

Looking for a Teacher at Parkview HS or Trickum MS

I have just started volunteering for Junior Achievement. I wanted to help out in Parkview High School or Trickum Middle School, but they don’t have partnerships with any of the teachers there. Instead, I’ll be volunteering at Norcross High School for the time being.
Junior Achievement is a great program, and it would benefit the students to have access to this type of curriculum.
