‘Twas a month before Christmas…


‘Twas a month before Christmas, when all through the land
Homes just weren’t selling, not the exciting nor bland
The houses were prettied up to not look as though aged
Many of the sellers even had them prettily staged

Most agents were snuggled, asleep in their beds
While dreams of commission checks danced in the heads
My Mortgage Broker at his desk, and I in my chair
Had just started working on some new marketing flair

When out on the internet their arose such a shock
The numbers were odd… could sales start to rock?
I pulled up the websites and double checked the digit
Sure enough, there was a bump… and I began the just fidget

The stats on my screen were pretty to compare
For months and months the sales were just not there
The numbers for sales were up, instead of down
As I assembled the market report, I had a smile instead of a frown

With a downturn in inventory and the Days on Market dropping
I knew in a moment the market could be popping
Sales were indeed up, at least for the while
If we could keep this going, many agents and brokers would be wearing a smile

In Norcross and Duluth, Suwanee and Sugar Hill
In Lilburn and Dacula, Buford and Lawrenceville
From the end of the driveway to the back guest bedroom
This could be the beginning of the next real estate boom

As shoppers line up to get into the store
Real estate agents and mortgage brokers wonder if there is more
One month of numbers does not a trend make
But if the numbers keep up, the bubble lovers would quake

As Santa drives around, parking on the roof
The best deals on property are starting to go poof
I pulled up the local list for a look
There were still enough listings to write a long book

There are the foreclosures and the Short Sales, too
These are supposed to be the deals, what is a Buyer to do?
But vacant homes and transfers and others are priced to sell
And frankly some of the prices are starting to smell

But I kept on looking and my eyes started to shine
There were some houses for Investors that could be a gold mine
They would cash flow as soon as they had someone to rent
Even though some of them had gutters quite bent

And First Time Homebuyers with a credit from tax
Could buy these cool homes that had given price the ax
And some even had a credit for the closing cost
The hopes of a house for the Holidays was actually not lost

There actually was money for the brokers to loan
And the interest rate being charged should not bring a groan
There is 100% financing for those without much cash
And even cooler rates for those with a bigger cash stash

Even though it is the Holidays, there are homes up for sale
And the folks that are selling them are ready to forward their mail
Some sellers are motivated and it is reflected in their home’s price
So if you are ready, this might be the buying time that is nice

So call me to find some really cool places
I’m sure that some will bring smiles to your faces
